How burst pipe cleanup works
- Water off, power off, then call. Close the main stop valve and open the lowest taps to drain the system, which stops the pipe feeding the loss. Kill power to affected circuits if the panel is dry and reachable. Only then call the restoration firm, and separately the plumber, because stopping the leak and drying the building are two trades and the first one has to go first.
- Extraction and the materials that hold water. Standing water is extracted, then the crew looks for where it went: down through floors, along joists, into wall cavities and under cabinet kickboards. Carpet pad and particle board usually go. Drywall is cut where the cavity behind it is wet. The cut line is decided by readings rather than by how high the stain runs.
- Drying to a measured target. Air movers and dehumidifiers run until the affected materials read at dry standard, verified by meter. Ask for a daily readings sheet and keep it. That sheet is both the evidence the drying was real and the thing that tells you when the equipment should be coming out.
- Then the repair, and the pipe. Reinstatement follows dry readings. Somewhere in all of this the pipe itself gets permanently repaired and, if the cause was freezing, the reason that section froze should be dealt with as well. Insulation or heat where a pipe runs cold is a small job at the moment the wall is already open.
Insurance and claims
Sudden and accidental discharge from a supply line is covered on most homeowners policies, and mitigation is usually approved quickly. Two things commonly reduce a payout: damage that carried on because the water was not turned off, and a loss the insurer reads as a long standing leak rather than a sudden failure. Report it the same day and keep the section of failed pipe.

- Do I call a plumber or a restoration company first?
- Turn the water off yourself first, then call both. The plumber stops the leak permanently and the restoration firm deals with the water in the building. Restoration crews will not usually begin drying while the source is still live.
- Will my insurance cover burst pipe water damage?
- Sudden and accidental failures are usually covered. Gradual leaks and damage from a lack of maintenance usually are not, and neither is a pipe that froze because the heating was off in an unoccupied property, which many policies address specifically.
- Should I keep the piece of pipe that failed?
- Yes. It is the physical evidence that the failure was sudden rather than gradual, and it costs nothing to put in a bag. It is also useful if the failure turns out to be a product defect affecting a batch.
