Mold damage repair is the rebuild: the drywall, insulation, flooring, trim and paint that came out to reach the growth, put back only after the room has passed clearance.

How mold damage repair works
- Clearance first, always. Nothing is closed in until an independent clearance says the area is done. This is not a formality. Once insulation and board are back, a missed pocket of growth is invisible and the next sign of it is the smell returning in a damp month, at which point the rebuild you just paid for comes out again.
- Confirm dry, not just clean. Clean and dry are two separate tests and a room can pass one and fail the other. Framing and subfloor that were wet need to read at dry standard for that material before board goes back on, because sealing moisture inside a wall is the classic way a repaired room grows mold a second time.
- Rebuild in the same specification, or better. Like for like is the insurance default, but a room that grew mold is a room worth changing slightly: moisture resistant board in the wet zone, a better extractor, insulation that tolerates a damp event. Small upgrades at rebuild time are cheap because the wall is already open.
- Who actually does the work. Some remediation firms rebuild and some hand it to a general contractor. Both are normal. What matters is that somebody owns the join, because the two most common failures here are a rebuild that starts before clearance and a rebuild that quietly reinstates the original moisture problem.
Insurance, the rebuild scope and where restoration remediation stops
Where the underlying loss was covered, the rebuild usually is too, subject to the policy's mold sublimit, which can be reached by the remediation alone and leave the repair unfunded. Establish the sublimit early. Where the mold came from a long term moisture condition the repair is normally the owner's cost, and the moisture fix almost always is.

- Is mold damage repair part of the remediation quote?
- Often not, and you should assume not until it says otherwise. Remediation quotes routinely end at clearance. Ask explicitly whether drywall, insulation, flooring, trim and decoration are inside the number you have been given.
- How long after remediation can drywall mold repair start?
- As soon as the area has passed clearance and the structure reads dry. In practice that is usually a short gap while the clearance result comes back, and it is a gap worth respecting rather than compressing.
- Will the repair look like the rest of the room?
- Only if somebody has thought about it. Matching flooring, trim profiles and paint across a partial replacement is a normal building problem, and the honest answer from a contractor is often that a whole room of flooring or a full wall of paint gives a better result than a patch.
- Should the moisture fix be in the repair contract?
- It should be somewhere, in writing, with a name against it. Often it is a different trade entirely, a plumber, a roofer or a drainage contractor, which is exactly how it falls between two contracts and never happens. Make it an explicit line in one of them.
- Is restoration and remediation one contract or two?
