How hvac replacement works
- Separate the equipment from the job. Ask every bidder to price the equipment and the installation on separate lines. Equipment is a catalogue item you can compare across firms; the installation is where the money moves, and a single bundled figure hides which of the two a cheaper bid actually cut.
- Find out what the house needs before the box arrives. Ductwork that leaks, a return that is too small, a flue that no longer meets code, a condensate line with nowhere to drain, wiring that will not carry a new compressor: each is real work and each is where a low bid quietly leaves a gap for a change order later.
- Ask for the load calculation, not the rule of thumb. The size of a system should come from a room-by-room load calculation on your house, not from the size of the old unit or a square-foot rule. Oversized equipment short-cycles, dehumidifies badly and dies early, and it costs more to buy in the first place.
- Price the efficiency you will actually keep. A higher efficiency tier costs more up front and pays back through the bill over years. ENERGY STAR sets the tiers that mattered for the federal credit: split-system central air needed SEER2 of 17.0 or better and EER2 of 12.0 to qualify, packaged units 16.0 and 11.5.
- Check what is left of the incentives before you sign. The federal Energy Efficient Home Improvement Credit, worth 30% of project cost up to $2,000 on a qualifying heat pump and up to $600 on central air, is claimable for improvements made through December 31, 2025 according to the IRS. Utility and state rebates are separate and still run.
- Read the warranty as two documents. The manufacturer warrants the equipment; the contractor warrants the labour. A ten-year parts warranty is worth what the labour warranty beside it says, because the part is rarely the expensive half of a repair five years from now.
When the loss pays for the system
A furnace, air handler or condenser damaged by a covered event - a flood, a fire, a lightning strike, a fallen tree - is a claim, and the adjuster prices repair or replacement of the damaged unit rather than an upgrade. Age and wear are not covered perils, so a system that simply failed is yours to replace. - There is no single national figure worth quoting, because the installation - ductwork, electrical, flue, drainage, access - moves the total more than the equipment does. What is worth doing is getting the equipment and the labour priced on separate lines by three firms on the same load calculation, which is what the quote form here collects.
- Should I replace the furnace and the air conditioner at the same time?
- They are matched as a pair: an outdoor unit works with the indoor coil and blower it was rated with, and pairing new with old usually forfeits the rated efficiency and sometimes the warranty. If one half is at the end of its life and the other is close, replacing both at once is normally cheaper than two separate jobs.
- Is a bigger system better?
- No. An oversized system reaches the thermostat setting quickly, shuts off, and never runs long enough to pull humidity out of the air, so the house feels cold and clammy while the compressor wears out from short cycling. The right size comes from a load calculation on your house.
- Can I still get the federal tax credit?
