How flooded basement cleanup works
- Power before water, every time. Do not step into a flooded basement that still has live circuits, submerged appliances or a wet panel. Kill power at the main only if the panel is dry and reachable from outside the water, otherwise the utility or an electrician does it. Submerged gas appliances are treated as compromised until a technician clears them.
- Find out where it came from. Groundwater through the slab or walls, a failed sump, a backed up sewer line, a burst supply pipe and surface flooding are five different jobs with three different insurance answers. The source decides the water category, the category decides what gets dried and what gets thrown out, and guessing wrong is expensive in both directions.
- Bulk water, then the materials holding it. Pumps take the depth, extraction units take the rest. Carpet pad, particle board, insulation batts, cardboard and upholstered items behave as sponges and usually go. Concrete, solid wood and tile are normally dried in place. Drywall is cut above the water line where the cavity behind it is wet, which is most of the time.
- Dry to a reading, not to a feeling. Below grade rooms need dehumidification as much as air movement, because moving cold saturated air around a cold room evaporates very little. The job ends when meters read at dry standard on the materials that were wet, verified by measurement rather than by appearance or by how many days the equipment ran.
What insurance pays, and what basement flood clean up cost turns on
This is where the policy split bites hardest. Surface water entering below grade is flood and needs NFIP or private flood cover, and FEMA is explicit that a standard homeowners policy does not include it. A burst supply pipe is usually covered by homeowners. Sewer and drain backup is normally neither, and needs a specific endorsement that many owners of older properties do not know they can buy.

- Extraction is normally the same day. Drying commonly runs several days and is measured, not scheduled, because a below grade room with block walls holds water longer than a framed room upstairs. Reconstruction of anything removed is a separate stage after that.
- Will my insurance pay for basement water removal?
