A water damage restoration cost is not one number and cannot be. The same square footage of wet floor costs a little or a great deal depending on the category of the water, how long it sat, how much has to come out, and whether the building is put back afterwards. What follows is the structure of the bill, so an estimate can be read rather than compared on a headline.

How water damage restoration cost works
- The category sets the floor. Clean water caught in hours frequently dries in place, and the bill is equipment, labour and a few days. Contaminated water means porous material is removed rather than dried, which adds demolition, disposal, containment and protective equipment before anything is dried at all. Sewage or flood water means all of that plus cleaning before drying. The category is the single largest multiplier on a water loss and it is decided on day one, not negotiated later.
- Why per square foot figures mislead. A per square foot rate treats a wet floor as the job. It is not: the cost is driven by how much of the assembly is wet rather than how much floor is, and a small room with a saturated wall cavity, wet insulation and a soaked subfloor costs more than a large room where water sat on sealed tile for an hour. Use area to sanity check a quote, never to price one, and ask instead how many air movers and dehumidifiers, for how many days, and to what target reading.
- What an estimate should contain. Extraction, the equipment count with daily rates, the demolition and disposal line by line, cleaning where the category requires it, the drying period with the target moisture content, and the moisture map that justifies which rooms are in scope. Then, separately, the reinstatement: drywall, insulation, flooring, trim, paint and the services disturbed. An estimate that does not separate mitigation from putting it back is the most common source of a surprise later.
- What the insurer pays and what you carry. On an insured loss the mitigation invoice is usually settled promptly because the duty to mitigate sits in the policy, and the reinstatement is scoped and agreed line by line first. Under a replacement cost policy part of the rebuild money is held back and released on proof the work was done. Your deductible applies once to the claim, not once per stage, and the drying log is what defends the equipment charge if the carrier queries it.
What the policy pays, and how much does water damage repair cost after it
Carriers query water invoices more than any other restoration line, almost always on the equipment count and the number of drying days. The defence is the drying log: readings at marked points, dated, against a dry standard taken from unaffected material in the same building. A contractor who cannot produce one is expensive twice, because the invoice is then argued on opinion.
