How crawl space mold removal works
- Work out where the water is coming in. There are only a few candidates: bare earth evaporating into the space, surface water running toward the foundation, plumbing leaks, groundwater, and humid outside air condensing on cool surfaces in summer. Each has a different fix, and a survey that does not name which one is at work is not a survey.
- Containment and removal. The space is isolated from the house, because a crawl space shares air with the rooms above it through every penetration in the floor. Surface growth on joists and subfloor is removed mechanically, by wire brushing, sanding or media blasting, rather than sprayed and left. Insulation that is wet or contaminated comes out; it is not cleanable.
- Fixing the cause, which is the actual job. Usually that means a sealed vapour barrier across the ground and up the walls, gutters and grading that move water away from the foundation, sometimes a sump and a perimeter drain, and a decision about whether to keep venting the space or to close and condition it. Most crawl space mold is excluded, because insurers treat it as the result of a long term moisture condition rather than a sudden event, and many policies carry a mold sublimit in addition. The exception is mold that clearly followed a covered loss, such as a burst supply line under the floor.
