- Start from the equipment, which is the knowable part. Equipment price is a catalogue question: type, capacity and efficiency tier. It is the one line an estimator can get close to, and it is worth separating out for exactly that reason, because it lets you see how much of a quoted total is not equipment at all.
- Add the house questions that move the number. Does the ductwork stay, be repaired or be replaced? Does a condensing furnace have a vent route and a drain? Is the electrical panel adequate? Is the equipment in an easy basement or a crawl space you have to crawl through? Each is a yes or no that changes the total materially.
