Window AC unit cost, and what size to buy for the room
A window air conditioner is the one part of this section that is a purchase rather than a project, and the whole decision is capacity against room: too small and it runs continuously without reaching temperature, too large and it cools the air quickly, shuts off and leaves the room cold and damp.
A window unit is a purchase rather than a project, and the only number that matters is whether it fits the room and the window. This hub's own index of 106,572 US property loss claims is why the two trades sit on one site.

How window ac units works
- Match the capacity to the room. Room units are sold in BTU per hour, typically from 5,000 for a small bedroom to 12,000 and above for a large open room. Sun exposure, ceiling height, the number of people and heat-producing equipment all push the requirement up from whatever a floor-area chart suggests.
- Measure the window before you buy. Sash width, sill depth and whether the window slides up or sideways decide what will physically fit, and a casement window needs a different unit entirely. This is the commonest reason a unit goes back to the store, and it takes two minutes to avoid.
- Check the circuit. Larger room units draw enough current to be unhappy sharing a circuit with much else, and the biggest need a dedicated one. Running one from an extension lead is how the flex overheats, so look at what else is on the breaker before choosing the largest unit that fits.
- Work out where the condensate goes. A window unit drips outside by design, and the unit must tilt very slightly out for that to happen. Fitted level or tilted the wrong way it pools inside the case and finds the sill, which is a small mistake with a slow, expensive result on a wooden frame.
- Know when a room unit stops being the answer. Two or three window units running all summer, or a house where several rooms need cooling, is the point at which a mini split or a ducted system is quieter, more efficient and worth quoting. Room units win on price, portability and needing no installer.
Window units and water damage
The claims a window unit causes are water claims: a unit fitted without its outward tilt, or with a blocked drain path, sends condensate down the inside of the wall, and the damage is usually found months later as stained plaster and soft timber. That is gradual damage rather than a sudden event, which is exactly the category most homeowners policies exclude, so the fitting matters more than the insurance.

Common questions
- What size window air conditioner do I need?
- Match the BTU rating to the room, allowing for sun exposure, ceiling height, occupancy and equipment heat. A shaded north-facing bedroom and a west-facing living room of the same floor area can be a size apart, and buying up to be safe leaves the room clammy.
- What is the right 8000 BTU air conditioner room size?
- A medium bedroom or a small living room in most conditions. Heavy sun, a high ceiling or a kitchen adjoining it push the requirement higher, and a well shaded, well insulated room of the same size may be comfortable on less.
- Do window units need a dedicated circuit?
- The smaller ones generally do not, provided the circuit is not already loaded. The largest do, and none of them should run from an extension lead. If in doubt, check what else is on the breaker and choose accordingly.
- Are window units cheaper to run than central air?
- Per unit of cooling they are usually less efficient, but they only cool the room you are in. Cooling one bedroom overnight with a window unit costs less than running a whole-house system; cooling four rooms with four units costs more and is noisier.
- What size window ac do i need for a bedroom?
- Match capacity to the room rather than the house, and err small. An oversized unit cools fast, short cycles and leaves the room clammy, because it never runs long enough to take the humidity out.
- How many window ac unit btu do I need per square foot?
- About 20 BTU per square foot is the usual starting point, adjusted up for sun, a top floor or a kitchen. Treat it as a bracket and not a specification, because ceiling height and glazing move it either way.
